The land was spectacular but the seller wanted to create a subdivision. Now came the challenge with Washington County road and bridge, the appraisal district, surveyors road builders and everyone you can think of to create a small subdivision.

This was going to be an exciting challenge. It was going to take research, creativity, and lots of travel back and forth to Washington County to get the correct answers.

  1. Finding the right people who were the decision makers so that everything would be legal
  2. Going back and checking with everyone you met three times to confirm you had the correct answers and the right information
  3. Create legal easements with two separate entrances
  4. Truth in disclosure and never waste anyone’s time, it is a long drive to come see these Ranches and Farms.

 

THE SOLUTION

I knew this property would go fast so this was more about calling past and current clients that would be good stewards of the land.

My photographer and I  spent hours on that land so that we could highlight the beautiful aspects of the property.  The  land and ponds looked dreamy and the buildings became secondary to the land.

I basically hand picked a few people and made phone calls for this special property and had the first three tracts under contract right away.

The owners of those tracts ended up buying half the land and the balance was sold to another party.
